Landlords will look for good investment opportunities in 2010

Professional landlords will be looking for investment opportunities in 2010 as price increases remain low in the short term, according to Property Hawk.

The company, which offers advice to new landlords, has suggested that "a lot of landlords are keeping a watching brief" in order to cash in on any opportunities which arise in the new year.

According to the Rent Index, rents have increased by 1.46% in the past year, despite a small decrease in the past month.

Chris Horne, editor at Property Hawk, said: "I think [the buy to let market] is going to be quite stable after the turbulence in 2009. I think interest rates will stay reasonably low for the rest of the time and tenant demand will remain fairly strong."

He said that amateur landlords don't need to "rush into the market".

A recent report from Upad.co.uk suggested that 58% of landlords are feeling more positive about the prospects of the buy to let market in December 2009 than they were the previous month.
