The website stated that this would be very important for the success of any investment, especially if buyers want the returns to cover mortgage and maintenance costs.
Investors were also encouraged to think about the market they are aiming at, as they would need to make it as desirable as possible in order to attract potential tenants.
For example, the online portal said a holiday rental could receive more demand if it is in a seaside location with a pool and attractive scenery.
Alternatively, a buy-to-let property aimed at the corporate market should be located in a place with a high concentration of employment and demand for accommodation from professionals.
The advice comes after the Association of International Property Professionals said the overall level of interest in buying abroad remains high, despite ongoing economic problems across the world.
